California Eviction Notice for Non Payment of Rent CA Blank Forms The Landlord can use a California Eviction Notice or Notice to Quit blank template form in order to terminate a lease rental agreement when the tenant has breached the lease and has accrued rent arrears of unpaid rent. The CA tenant is given an opportunity to correct the breach by taking action prescribed by the landlord in the notice. A correction or cure deadline is stated that meets each states codes, and if the tenant fails to satisfy the breach to the landlord by the deadline, a date is given for the tenant to vacate ("quit") the premises. However the Landlord must have evidence that he displayed a fair and reasonable dialogue with documented scheduled termination dates that will satisfy a state specific court order for the eviction for non-payment of rent to be successful.
